Studio LV designs every space of a hospitality property: arrival and lobby, guest rooms and suites, corridors and public areas, restaurants, bars and lounges, spa and wellness areas, terraces, pool decks and outdoor spaces, and private villas. We follow each project from the first concept to opening day, and when it includes food & beverage we also design the professional kitchen, so the whole property works as one.

3D Survey, Italian Sourcing and Budget-Driven Design

Every project starts with an accurate 3D survey of the site, so that design, drawings and bespoke furniture fit the real space from day one.

We then design and source with a trusted network of Italian and international suppliers, from bespoke Italian joinery and furniture to cost-effective international production. For the same design intent we can offer different price levels, and we match each choice to your budget, so costs stay appropriate to the project while quality stays high.

Hotel FF&E and OS&E: What Ends Up on the Schedule

A room is the sum of a few hundred decisions.

Our FF&E schedule lists every item of furniture, fixtures and equipment we design or specify, with dimensions, finishes, supplier, price and lead time. It is the document investors, hotel operators, architects and contractors use to control the budget, plan procurement and install on time. We cover hotel FF&E design, specification and procurement, together with the OS&E that completes the guest experience.

Lighting

Decorative and architectural lighting planned separately: signature fittings that give each space its image, and the beam angles, colour temperature and dimming scenes that shape how guest rooms, lobbies and restaurants feel at every hour.

Surfaces

Marble, travertine and natural stone where guests see and photograph them; quartz, porcelain and stainless steel where wear is heavy. Veining matched across joints and every edge detailed.

Furniture

Contract furniture for guest rooms, suites, lobbies, restaurants and terraces: beds, headboards, wardrobes, lounge seating, dining chairs and tables, and outdoor furniture specified to resist sun, salt and chlorine.

Rugs & Textiles

Rugs, upholstery, curtains and drapery in contract-grade fabrics, chosen for acoustics, durability and comfort as much as for the way they look.

Bespoke Joinery

Reception desks, bars, buffets, headboards, wardrobes and display units drawn to the millimetre, coordinated with the equipment and services behind them, and produced with Italian craftsmen.

Tableware & OS&E

Operating supplies and equipment: tableware, glassware, cutlery, trays, trolleys, bed and bath linen and guest-room amenities. The last layer the guest actually touches.

Sourced Worldwide, from Italy to South Africa and Asia

We source FF&E and OS&E internationally: from Italian manufacturers and craftsmen to suppliers in South Africa and Asia. This range lets us match every project to its location, culture and guests, and offer different price levels for the same design intent. Where a project calls for it, we collaborate with local artists and artisans, so that artworks, textiles and objects carry the character of the place.
